Six projects reshaping Roswell.

Four of these are under construction right now. Two are in right-of-way acquisition, which is the stage where a road project stops being a line on a map and starts being letters to property owners.

All six are inside Roswell city limits. Every figure below is the city's own, and I have said which stage each project is actually at rather than rounding everything up to "coming soon." The renderings are conceptual — they are what the applicant or the city drew, not construction documents.

1 · Hillrose Market

Under construction · certificates of occupancy expected November 2027

This is the one that changes how the middle of Roswell feels day to day — 159 households and 75,000 square feet of commercial space on six and a half acres next to City Hall. The city describes it as a lower-density plan than what came before it.

2 · The Chambray

Under construction · anticipated to open summer 2027

A 125-room flag in the historic district, next door to Southern Post. For anyone who owns within walking distance of Canton Street, a hotel of this size is the piece that has been missing — it puts visitors on the street at night and on weekends without adding a single commuter.

3 · Riverside Park

Under construction · expected to reopen summer 2027

A bond-funded rebuild of twenty-one acres of riverfront, closed while the work happens. Parks are the slowest thing to show up in a comparable sale and one of the stickiest once they land.

4 · Grove Way apartments

Under construction · projected completion early 2027

Construction began in October 2025. Phase I is 102 homes; the two-phase master plan reaches 204.

5 · Big Creek Parkway

Right-of-way acquisition · construction winter 2027/2028 to spring 2031 (city)

A brand-new road with two bridges on it, currently in right-of-way. Note the dates: the city's own dashboard puts construction start in winter 2027/2028 and completion in spring 2031. That is the honest timeline, and it is a long way from a ribbon cutting.

6 · Historic Gateway

Right-of-way acquisition · construction Q3 2027 to 2031 (city)

The reversible lanes come out. If you have driven SR 9 at the wrong hour you already have an opinion about this one.

The engineer's read

Four of these are real right now. Two are a decade out.

The useful split is not residential versus road. It is under construction versus right-of-way acquisition, and the gap between those two stages is years.

Hillrose, the Chambray, Riverside Park and Grove Way are being built. They have contracts, start dates and expected completions in 2027. That is close enough to price today.

Big Creek Parkway and Historic Gateway are at right-of-way, which means the city is still assembling the land. Both show construction ending in 2031. Road projects at this stage routinely move, and nothing about a right-of-way phase guarantees a shovel. If you are told a property is about to benefit from either of these, the date to ask about is the construction start, not the announcement.

I would also point out what these six have in common: four are within walking distance of the historic district. The thing Roswell is adding is not sprawl. It is density and a hotel in the part of town that already had the foot traffic.

What is being built next to Roswell City Hall?

Hillrose Market — 143 apartments, 16 townhomes and 75,000 square feet of retail, restaurant and office across 6.5 acres. The city expects certificates of occupancy in November 2027.

When does the new Roswell hotel open?

The Chambray, a five-story 125-room Hyatt JdV Collection hotel at 1075 Alpharetta Street, is anticipated to open in summer 2027. Construction started February 11, 2026.

When does Riverside Park reopen?

Summer 2027, per the city. The construction contract is $12,299,308, approved December 8, 2025, and the plan includes 307 new trees across roughly 21 acres.

Is Big Creek Parkway under construction?

No. It is in right-of-way acquisition. The city's dashboard shows construction starting winter 2027/2028 and finishing spring 2031, with a Phase 2 estimate of $68,857,000.

Are the reversible lanes going away?

That is the Historic Gateway project, which removes the reversible lane system and builds a four-lane divided road from the Chattahoochee River to SR 120. It is in right-of-way acquisition, with construction shown as Q3 2027 to 2031.
