What's Being Built on Embry Farms Road? Toll Brothers' 200 Homes

Reported and explained by Matt Fasano · Method Real Estate Advisors

If you've driven Nesbit Ferry Road toward Shakerag and noticed the size of the wooded tract at Embry Farms Road, the city already answered what's coming: 200 new homes, on 204 acres, from one of the largest homebuilders in the country.

The project is RZ-24-0010, a rezoning at 10505, 10555, and 10655 Embry Farms Road in Johns Creek's Shakerag character area, filed by Toll Brothers Inc. Johns Creek City Council approved it with conditions on August 25, 2025, after the Planning Commission reviewed it that May. This is one of the largest for-sale residential rezonings Johns Creek has approved in years.

Quick answer

Toll Brothers is building a 200-lot single-family detached subdivision on 204.1 acres at Embry Farms Road in Johns Creek's Shakerag area — approved with conditions in August 2025, at a density of roughly one home per acre.

Why it matters

For buyers watching Shakerag and the broader Nesbit Ferry corridor, 200 new detached homes is a meaningful supply addition from a national builder — worth tracking for pricing signals once Toll Brothers releases the collection and floor plans.

For current owners nearby, a large, well-capitalized builder taking on 204 acres at roughly one home per acre (not a denser townhome product) signals confidence in the area holding its low-density character, which tends to support surrounding home values rather than pressure them.

For investors, this is exactly the kind of approval that reprices land near it — once a project of this scale gets a council "yes," adjacent parcels start getting a second look from other builders and assemblage buyers.
